Not All Triad Homes Are Selling the Same — Here's the Neighborhood Breakdown

"The market" is not one thing right now. I keep seeing headlines that lump Greensboro, Kernersville, Winston-Salem, and everywhere in between into one tidy little statistic, and it's just not that simple. Zoom in block by block and the differences are huge.

Here's what's actually happening depending on where — and how — a home is priced.

The city-to-city gap is bigger than you'd think

Days on market across the Triad right now:

  • High Point: 42 days
  • Winston-Salem: 43 days
  • Greensboro: 54 days
  • Kernersville: 75 days — the slowest-moving major market in the Triad right now

Same region, same season, completely different pace. If you're only looking at one city's numbers to guess what your home will do, you're working with the wrong map.

Even inside one city, it splits hard

Take Winston-Salem. In the strong zip codes — 27106, 27104, 27103 — homes are still trading in 18 to 25 days. Meanwhile, homes that are overpriced or a little dated in weaker pockets are sitting 65+ days and closing for less than they would have if they'd been priced right from the start.

That's not a coincidence. That's pricing strategy meeting buyer psychology in real time.

Kernersville is the cautionary tale right now

Here's a number that should make every seller in Kernersville pay attention: 70.7% of homes there are selling below list price. Only 14.8% sell above. And overpricing by just 5% can push a listing straight into that 75-plus-day danger zone.

That's not the market being unfair. That's the market telling us exactly what happens when a home is priced on hope instead of data.

So what does this mean if you're thinking about listing?

It means the question isn't "what's the market doing." It's "what's your street, your school zone, your price point doing." A $400K home in Oak Ridge and a $400K home in Kernersville right now are playing two completely different games.

This is exactly why I don't hand sellers a one-size-fits-all number pulled from a national headline. I pull the comps for your actual neighborhood, your actual price bracket, and I tell you the truth about where it lands — even when that truth isn't the number you were hoping for.

Curious what the swings look like on your specific street? Let's pull the real numbers together — no guessing, no fluff.
